Block out the weeks you want for personal use. We fill the rest with vetted guests. You decide how much of the season to rent and how much to keep for yourself.

We Handle Everything

From the first inquiry to checkout — bookings, leases, deposits, guest communication, cleaning coordination, lockbox codes, and on-call support. You don't lift a finger.

Guests pay by check. We collect deposits at booking and balances before arrival. At season's end, you receive a detailed statement and your net payout — transparent to the penny.

What does Yankee Pedlar charge?
We charge a flat commission on gross rental income. That covers full-service management — bookings, guest communication, lease handling, cleaning coordination, and season-end accounting. No hidden fees, no setup costs, no monthly minimums. Reach out to us for details on our simple, transparent commission structure.
How does pricing work?
Rentals are per-week, Saturday to Saturday. We set weekly rates based on your property's size, location, amenities, and waterfront access. Multi-week bookings are priced per-week. We know what the market will bear — our rates are based on 30+ years of local data.
What are the fees guests pay?
Guests pay the weekly rental rate plus NH Rooms & Meals tax (8.5%), an administration fee, and a property-specific cleaning fee. A security deposit is held and returned after checkout. These fees are standard for the area and don't come out of your share.
Can I still use my property?
Absolutely. You block out your owner-use weeks at the start of the season. We work around your schedule and fill the remaining weeks with paying guests. Keep in mind that when renters are there, they have the entire property — inside and out — for the duration of their stay.
How do I get paid?
Owners are paid by check or ACH. Owner payments are processed once per month during the season, and of course we settle everything at the end of the season. You receive a detailed statement of every booking, every expense, and your net payout — transparent to the penny.
What if something breaks during a stay?
We're local and very hands-on — our office is right on North Main Street in Wolfeboro. If a guest reports an issue, we can use your list of approved service providers or our own trusted network of local contractors. Either way, we coordinate the repair and keep you informed.
What kind of property works best?
We currently handle waterfront properties on Lake Winnipesaukee and nearby lakes. Dock access, sandy beach, and good sleeping capacity (6+) are the strongest demand drivers. We manage a range — from cozy 2-bedroom cottages to large family homes sleeping 14+.
When should I start the process?
Ideally in the fall. Many groups make their vacation plans early, and the booking season picks up in January and February. The sooner we have your dates, the more options we'll have to fill them with renters. That said, we're happy to bring on new properties in the spring too.
